As part of the Brighton and Hove ‘New Homes for Neighbourhoods’ competition pdp architecture llp was invited to produce four feasibility studies for, four sites in the Brighton and Hove area. All four sites were located on parcels of unused land, sandwiched between existing houses, garages and gardens. It was hoped that by filling these small sites the county’s social housing stock could increase whilst not eating into valuable ’Green Belt’ land.

With each site presenting its own challenges and restrictions it was not possible to produce a methodology which covered all four proposals, therefore a different approach was required for each study.

For Frederick Street pdp architecture llp entered a scheme for 2no. 3 storey 2 bed, 4 person semidetached town houses with integrated garages. The site is currently used as a car park and is surrounded by terraced residential properties and retail units.

Due to the urban nature of the site and concern regarding overlooking neighbouring properties and overshadowing properties to the rear the proposed scheme is limited to single aspect, facing southwards. For this reason, living spaces and bedrooms are located on the southern side of the development with kitchen, bathroom and circulation spaces located to the rear of the property, the intention is for these spaces to be lit from above sky lights. In order to maximise light in the communal areas the kitchen, dining and living areas are located on the top floor.

The front elevations of the house are predominantly white render and grey brick, each with an extruded metal clad bay at first and second floor level. The elevations have been designed to reflect the surrounding traditional architecture while utilising modern materials and arrangements to provide a stylish modern identity for the development. The houses have also been designed to achieve Life Time Homes criteria and Code for Sustainable Homes Level 4.
